Dawn Ward is reportedly set to rake in millions as she plans to transform the stables in her £14.5m Cheshire mansion into six houses.

The former Real Housewives of Cheshire star, 48, and her husband Ashley, 51, had previously been granted planning permission to transform Warford Hall into a luxury spa retreat which will include an extension for a swimming pool complex and added guest rooms.

And now the couple, who have relocated to Dubai, look set to add to their fortune as it’s said they’ve asked permission to turn the stables and outbuildings in their sprawling home into six houses.

The Sun reports that the homes will be available in a range of sizes with up to four bedrooms, with houses of a similar size in the area selling for around the £500,000 mark.

The publication reports that Dawn and Ashely have applied to East Cheshire Council for permission for the ambitious development but met opposition from one neighbour who said: ‘We have concerns re the potential for noise pollution for local residents from multiple occupancy in addition to frequent change overs if used for rental.

‘A clause to prevent this would be reassuring in addition to prevention of multiple rental by one party.’

While the parish council requested: ‘The proposed dwellings are not used for holiday lets to avoid detrimentally affecting the residential amenity of nearby properties through issues relating to traffic (parking and arrival and departure times), noise and refuse arrangements.’

It was previously reported that Dawn – who runs a successful interior design company – and Ashley had been struggling to sell the mansion – described by some as a mini village – for more than five years, after claiming it costs £100,000 a year in utility bills, and have filed papers with their plans to begin a huge renovation on the property.

But the location will no doubt soon become hot property as according to documents obtained by The Sun in 2020, Cheshire East Council had given permission for the couple to begin work on their mansion to turn it into a luxury spa.

The building work will have to be completed within three years of receiving planning permission, but to avoid complaints from neighbours, the swimming pools may only be used between 7am and 8pm, with loud music banned in the gardens.

The council also imposed strict rules on food smells and other fumes to protect neighbours.

Warford Hall was designed by W Roberts and built in 1897, using mellow Cheshire red brick and dressed with Alderly Edge stone.

The new extension would boast a heated swimming pool, spa facilities and hotel rooms for up to 30 people.

In documents, planning agents Arista Design Ltd said: ‘Warford Hall would remain as a building of the highest calibre, benefiting from a significant upgrade and investment in landscaping creating stunning grounds.

‘The proposal is to change the use of Warford hall from a dwelling with ancillary offices to a luxury, boutique spa retreat.’

Jaw-dropping: Situated in the idyllic countryside location of Great Warford, the main house boasts six bedrooms and seven bathrooms with a further five beds in two additional flats, along with vast sprawling leisure facilities

However the plans have faced objections from some of Dawn’s neighbours, with one complaining: ‘We object as the venue would inevitably want to expand into a late night, drinking and party destination that would disrupt all who live surrounding Warford Hall.’

A representative for Dawn Ward declined to comment when contacted by MailOnline. 

Warford Hall has been on the market since 2013, the market price has not been revealed by the seller, however the property was record as being listed in 2015 for around £14.5 million in 2015.
